Cold storage construction, from concept to commissioning

A cold store is more than a building that stays cold. Freezing, the insulated envelope, the floor, logistics, refrigeration and safety have to work as one system. INTERCOOL delivers complete turnkey cold store facilities for the food industry, including blast freezing and frozen storage typically operating between -20 °C and -35 °C, from the first feasibility study to commissioning, testing and handover.

Four decisions shape how a cold store performs in operation:

  • The freezer floor. It is one of the most critical parts of a freezer building and one of the most difficult to repair once the store is in use, so sub-floor insulation, heating and frost protection are settled early.
  • Doors, docks and traffic flows. Designed correctly, they substantially reduce the infiltration of warm, humid outside air, and with it refrigeration load and frost formation.
  • Energy. Energy is one of the most significant operating costs of an industrial cold store; refrigeration accounts for 40–70% of a food factory’s total energy consumption.
  • Freezing matched to the product. Product load, freezing time, air velocity and refrigeration capacity are designed together, because freezing technology directly affects product quality and production capacity.

One partner, or exactly the services you need

We can take responsibility for the complete cold store project, or provide selected engineering, technology and project-management services alongside the partners you already have.

We have no in-house manufacturing. Equipment and materials are chosen from a network of specialist suppliers and technology partners on performance, availability and life-cycle cost — not from our own catalogue.

What we need to know to design your cold store

Every cold store is different, so the design starts from the operation. These are the design criteria we establish with you in the first phase:

  • Site and infrastructure: site dimensions, access and internal traffic, available power and water, back-up power, loading and dispatch areas, neighbouring activities and room for future expansion.
  • Products and packaging: product types and mix, arrival and dispatch temperatures, required core and storage temperatures, naked, sealed or packaged products, box and pallet dimensions and stacking.
  • Capacity and operating philosophy: maximum daily volumes, operating hours and production days, peaks and seasonal variation, required stockholding in days, pallets or tonnes, safety stock, and how orders are picked and dispatched.

Start with what you know. Send us the parts of this list you already have — products, volumes, stock and site are enough for a first concept.

What we take care of

  • Freezing and refrigeration: blast, batch or in-line carton freezing, chilled and frozen storage in several temperature zones, defrost and heat recovery. We select, specify and integrate the refrigeration system with specialist technology partners and commission it; the detailed refrigeration design is carried out by the specialist refrigeration partner. • Thermal envelope: insulated panels, doors and docks, with particular attention to vapour barriers, thermal bridges and penetrations. What the envelope and floor must deliver.
  • Freezer floor: sub-floor insulation, floor heating and frost protection designed for your rack and forklift loads.
  • Energy: temperature zoning, insulation, door and dock design, heat recovery and controls engineered in from the start.
  • Storage and logistics: racking, air-spacer systems, conveyors, marshalling and dispatch, with safe separation of people and forklifts.
  • Safety and utilities: refrigerant safety, gas detection, fire protection and escape routes; electrical, water, drainage, compressed air and back-up power coordinated as one installation.

Frequently asked questions

What does a turnkey cold store project include?

Everything from concept and capacity analysis through layout, engineering, freezing technology, the building and thermal envelope, procurement and construction to commissioning, testing and handover.

Can you work alongside our own contractors?

Yes. You can hand us the complete project, or only the engineering, technology and project-management services you need.

Do you sell your own equipment?

No. We have no in-house manufacturing, so equipment is selected on performance, availability and life-cycle cost from specialist suppliers.

Which temperatures do you design for?

Blast freezing and frozen storage typically operate between -20 °C and -35 °C; chilled storage and several temperature zones can be combined in the same facility.

Do you design the refrigeration plant?

We select, specify and integrate the refrigeration system and commission it. The detailed refrigeration design is done by the specialist refrigeration partner.

What do you need from us to start?

Your products and packaging, daily volumes and operating pattern, the stock you need to hold, and the site.
